Legal Appraisals vs. Home Evaluations - The Difference

Home Evaluation
What your home might be worth

A home evaluation is an estimate of your property value based on the location, age, features and size of your home and is conducted by a real estate agent.

Your home evaluation is not legally binding. And it can be biased.

Most real estate agents in Toronto, including us, offer potential clients a free evaluation of their home’s worth.

Legal Appraisal
What your home is worth

A legal appraisal is an unbiased opinion of property value based on in-depth, formal research conducted by a professional appraiser.

The report is legally recognized and presents the fair market value of a house based on comparable sales, the condition and location of the property, the size and number of rooms and construction type.

Bill Joyce holds a Market Value Appraiser (MVA) designation and is a professional appaiser.
